Trusted EICR
specialists in Essex
An EICR (Electrical Installation Condition Report) is a legal requirement for all rental properties in Essex — landlords must have a valid certificate in place and provide a copy to tenants. Failure to comply can result in fines of up to £30,000. We carry out EICR inspections across Essex for landlords with single properties and large portfolios alike.
We cover all of Essex including Chelmsford, Colchester, Braintree, Witham, Brentwood, Basildon, Maldon, Harlow and beyond. Our NAPIT-registered engineers carry out thorough inspections to BS7671 standards and provide clear, detailed reports with coded observations — explained in plain English so you understand exactly what was found.
Where remedial works are required following an EICR in Essex, we provide a clear fixed-price quote and can carry out all work ourselves — no need to find another contractor. We issue updated certification on completion of all remedial works.
Essex Landlord EICR Legal Requirements
Under the Electrical Safety Standards in the Private Rented Sector Regulations 2020, all Essex landlords must have a valid EICR carried out every 5 years or at each change of tenancy. The report must be provided to new tenants before their tenancy begins and to existing tenants within 28 days of the inspection. Non-compliance can result in fines of up to £30,000.
